For years, electrical contractors have talked about building more recurring service revenue.
The opportunity is clearly there. Customers have electrical infrastructure that needs to be inspected, maintained, documented, updated and eventually replaced. NFPA 70B has brought even more attention to electrical maintenance and the importance of having an organized electrical maintenance program.
Yet many contractors still struggle to move beyond individual projects and service calls into true ongoing maintenance relationships. That challenge was one of the central themes of a recent industry discussion about electrical maintenance cycles.
The conversation raised an important question:
What if the real opportunity isn't simply selling more maintenance work? What if it is becoming the customer’s long-term electrical advisor?
That requires thinking differently about what an electrical maintenance cycle actually delivers.
A Maintenance Cycle Is More Than a Checklist
It is easy to think about maintenance as a collection of tasks.
Inspect this equipment.
Perform thermal imaging.
Clean this panel.
Test that asset.
Document the results.
Come back next year.
But a true maintenance cycle should create something much more valuable.
The discussion described it as a repeatable process of performing the work, understanding what was found, documenting those findings, updating system information, identifying deficiencies and communicating that information back to the customer. Then the process repeats as the facility and its equipment change.
That last part matters.
Facilities are not static.

The electrical system you inspected three years ago may not be the electrical system that exists today.

One of the most revealing points in the discussion was how frequently facility owners lack accurate information about their own electrical infrastructure.
A contractor described a customer preparing for an expansion. The facility had a one-line diagram from 2009 showing approximately 300 horsepower of motor load.
The problem?
The motors had never actually been installed.
The drawing showed one thing. The physical facility showed another.
Until someone walked the facility and began reconciling the documentation with what was actually installed, the customer did not have an accurate picture of the electrical system they were relying on to make expansion decisions.
That situation is not unusual.
Customers may not know:
What electrical assets they have
Where those assets are located
What equipment feeds what
Which assets are critical
When equipment was installed
What condition it is in
When it was last maintained
What testing has been performed
Whether the one-line is current
How much useful life certain equipment may have remaining
And yet they are expected to make decisions about expansions, capital budgets, reliability and equipment replacement.
That creates a tremendous opportunity for electrical contractors.
Before You Can Maintain It, You Have to Understand It
A good maintenance program starts with visibility.
What equipment does the customer actually have?
What is the asset list?
What are the relevant attributes of each asset?
Where is the equipment located?
What feeds it?
When was it installed?
What maintenance has already been performed?
What condition is it in today?
Mapping the system becomes the foundation for everything that follows. The discussion specifically described understanding the asset list and mapping the electrical system as a precursor to properly scoping maintenance.
Once that baseline exists, the conversation with the customer changes.
Instead of saying:
"We should come back next year and inspect your equipment."
The contractor can say:
"Here is what you have. Here is its current condition. Here is what we found this year. Here are the assets that need attention. Here is what should happen next. And here is what we recommend planning for over the next several years."
That is a very different service.
The Data Becomes Part of the Product
One of the strongest ideas from the conversation was simple:
The data and information are part of the product.
Photos matter.
Test results matter.
Equipment condition matters.
Asset information matters.
Maintenance history matters.
And over several maintenance cycles, historical trends become incredibly valuable.
That information gives contractors something concrete behind their recommendations.
Instead of telling a customer that a panel "looks like it should probably be replaced," the contractor can show the asset, its loads, inspection history, previous issues, test results and condition data.
The recommendation is no longer based solely on someone's memory or gut feeling.
There is data behind it.

That distinction came through clearly in the discussion. The goal should be to create recurring revenue for the contractor while the customer experiences recurring education, better information, improved planning and greater visibility into their electrical infrastructure.
If every maintenance visit produces essentially the same checklist and another PDF, customers may eventually ask what they are paying for.
But imagine the conversation after several years of structured maintenance:
Here's what changed since last year.
Here's what deteriorated.
Here's what improved.
Here's what was repaired.
Here's what should be monitored.
Here's the equipment approaching the end of its expected life.
Here's what we recommend budgeting for next year.
Here's what should be considered in your three-year capital plan.
Now the customer can see the value accumulating.
Stop Thinking About "Selling" Maintenance
Electrical contractors often have an uncomfortable relationship with the word sales.
That came up repeatedly in the discussion.
But maintenance doesn't have to be about pushing another service onto a customer.
It can be about showing customers things they don't know.
The best contractors already understand their customers' buildings, equipment and operational challenges. They are in a position to identify problems and opportunities that the customer may never recognize on their own.
One participant described the goal as becoming the customer's trusted advisor, even if that occasionally means telling the customer not to spend money on something because it doesn't provide enough value. That type of advice builds trust.
That trust matters because electrical maintenance isn't a one-time transaction.
It's a relationship.
Your Electricians May Be Your Best Business Development Team
The people closest to the equipment often see the opportunities first.
Your field electricians see the damaged equipment.
They see the outdated panels.
They see the exit sign that doesn't work.
They see the documentation that no longer matches the facility.
They see equipment that has been added without updating the one-line.
They hear what the facility manager is worried about.
The challenge is teaching them how to communicate what they see.
The discussion highlighted the need to give field personnel processes, training and context so they understand why documenting and communicating these observations matters. It also made an interesting distinction: electricians are often excellent storytellers with each other, but contractors need to help them become better at telling those stories to customers.
That doesn't mean turning every electrician into a stereotypical salesperson.
It means helping qualified electrical professionals communicate the value of what they already know.
The Future of Electrical Service Is Advisory
Perhaps the most interesting prediction from the discussion was where this relationship could eventually go.
One participant suggested that customers may increasingly call their electrical contractor the way they call their banker, attorney or CPA.
Not because something broke.
Because they're considering buying equipment.
Because they're expanding a facility.
Because their utility costs changed.
Because they're building a capital plan.
Because they need to understand whether the electrical infrastructure can support what the business wants to do next.
That is a dramatically different position for an electrical contractor.
You aren't waiting for the call when something fails.
You're part of the conversation before the decision gets made.
Build the Maintenance Cycle, Not Just the Maintenance Visit
The opportunity created by NFPA 70B is bigger than another inspection service.
It is an opportunity for electrical contractors to build deeper, longer and more valuable relationships with their customers.
Start with the assets.
Build the system of record.
Perform the work.
Capture the data.
Document what changed.
Communicate what you found.
Identify what needs attention.
Help the customer plan what comes next.
Then come back and do it again.
That is the maintenance cycle.
And when every cycle adds more information, more history and more insight, the contractor becomes increasingly difficult to replace.
